UNESCO taraf\u0131ndan &#8220;Antoni Gaudi&#8217;nin Eserleri&#8221; ad\u0131 alt\u0131nda D\u00fcnya Miras\u0131 Alan\u0131 olarak ilan edilmi\u015f bir b\u00f6lge. Ancak \u00e7\u0131k\u0131\u015f noktas\u0131 bundan \u00e7ok farkl\u0131. Gelin bir de Park G\u00fcell\u2019e gayrimenkul perspektifinden bakal\u0131m.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u0130spanyol giri\u015fimci ve i\u015f adam\u0131 Eusebi G\u00fcell, Barselona\u2019n\u0131n kuzey b\u00f6lgesinde, ova ve deniz manzaral\u0131 Carmel Tepesi yama\u00e7lar\u0131nda, yakla\u015f\u0131k 171.800 m2 b\u00fcy\u00fckl\u00fc\u011f\u00fcnde bir arazi sat\u0131n al\u0131yor. Araziye Barselona\u2019n\u0131n zengin ve soylu insanlar\u0131 i\u00e7in, i\u00e7inde kamu yap\u0131lar\u0131n\u0131n ve 60 adet konutun bulundu\u011fu bir \u015fehir in\u015fa ettirmek istiyor. Eusebi G\u00fcell, \u0130ngiltere ziyaretinde g\u00f6rerek etkilendi\u011fi bah\u00e7e-\u015fehir tarz\u0131ndaki bu projeyi ger\u00e7ekle\u015ftirmek i\u00e7in yak\u0131n dostu Antoni Gaudi ile anla\u015f\u0131yor. D\u00f6nemin kraliyet \u00fcyesi Eusebi G\u00fcell\u2019in iste\u011fi \u00fczerine, Barselona aristokratlar\u0131n\u0131n kullan\u0131m\u0131 i\u00e7in Antoni Gaudi taraf\u0131ndan tasarlanan Park G\u00fcell, 1900-1914 tarihleri aras\u0131nda in\u015fa ediliyor. Bah\u00e7e-\u015fehir projesi, konutlar, \u00e7e\u015fitli sosyal etkinliklerin d\u00fczenlenebilece\u011fi bir meydan ve sosyalle\u015fmek i\u00e7in \u00e7e\u015fitli ortak kullan\u0131m alanlar\u0131ndan olu\u015fuyor. G\u00fcell ve Gaud\u00ed, do\u011fal bir park\u0131n i\u00e7inde yer alan bu projeyi, maksimum konfor sa\u011flamak i\u00e7in en son teknolojik geli\u015fmelerle donat\u0131lm\u0131\u015f, sanatsal bir dokunu\u015fla tamamlanm\u0131\u015f, y\u00fcksek kaliteli evlerden olu\u015fan organize bir b\u00f6lge olarak hayal ediyor.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ancak 1914 y\u0131l\u0131nda \u00e7al\u0131\u015fmalar durduruluyor. Koca bir \u015fehir olmas\u0131 gereken Park G\u00fcell projesi yar\u0131m b\u0131rak\u0131l\u0131yor. \u0130ki ev, \u00fc\u00e7 viyad\u00fck, bir meydan, bir s\u00fctunlu salon ve Gaudi\u2019nin ki\u015fisel evinden olu\u015fan bir proje olarak kal\u0131yor. Ancak arazinin topografik yap\u0131s\u0131yla ba\u015fa \u00e7\u0131kmak i\u00e7in karma\u015f\u0131k bir yol, viyad\u00fck ve basamak a\u011f\u0131na sahip yakla\u015f\u0131k altm\u0131\u015f adet \u00fc\u00e7gen \u015fekilli parsel i\u00e7in izin verildi. \u0130mar\u0131n son derece ayr\u0131cal\u0131kl\u0131 bir karakteri vard\u0131. Parsellerin yaln\u0131zca alt\u0131da biri \u00fczerine in\u015faat yap\u0131labiliyordu ve evlerin y\u00fcksekli\u011fi ve yerle\u015fimi deniz manzaras\u0131n\u0131 engelleyemeyecek veya kom\u015fular\u0131 g\u00fcne\u015f \u0131\u015f\u0131\u011f\u0131ndan mahrum b\u0131rakmayacak \u015fekilde ayarland\u0131\u011f\u0131ndan in\u015faat ko\u015fullar\u0131 olduk\u00e7a k\u0131s\u0131tlay\u0131c\u0131yd\u0131. Ayr\u0131ca o d\u00f6nem i\u00e7in uygun bir ula\u015f\u0131m sistemi yoktu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Proje Pazarlama Aktiviteleri<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ayn\u0131 zamanda in\u015faat\u0131n y\u00fcklenicisi olan Josep Pardo Casanovas, sat\u0131\u015flar\u0131 te\u015fvik etmek i\u00e7in Gaudi&#8217;nin asistan\u0131 Francesc Berenguer taraf\u0131ndan tasarlanan bir g\u00f6steri evi in\u015fa etti. Ayr\u0131ca o y\u0131llarda b\u00fcy\u00fck meydanda \u00e7ok say\u0131da sivil etkinlik d\u00fczenlendi. Ancak uygulanmas\u0131 zor kira s\u00f6zle\u015fmeleri kapsam\u0131ndaki arsalar\u0131n karma\u015f\u0131k sat\u0131\u015f ko\u015fullar\u0131 al\u0131c\u0131 kayb\u0131na sebep oldu. Al\u0131c\u0131 eksikli\u011fi, 1914&#8217;te in\u015faat\u0131n terk edilmesine neden oldu ve in\u015fa edilmesi \u00f6ng\u00f6r\u00fclen altm\u0131\u015f evden yaln\u0131zca ikisi yap\u0131ld\u0131.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><u>Bu ba\u015far\u0131s\u0131zl\u0131\u011f\u0131n birka\u00e7 ana nedeni var:<\/u><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Pazar Talebi ve Konum:<\/strong> Park G\u00fcell, Barcelona&#8217;n\u0131n kuzeyinde, \u015fehir merkezinden biraz uzak bir b\u00f6lgede yer ald\u0131. O d\u00f6nemde bu b\u00f6lgeye ula\u015f\u0131m zordu ve zengin s\u0131n\u0131f\u0131n \u015fehir merkezine daha yak\u0131n yerlerde ya\u015famay\u0131 tercih etmesi nedeniyle, burada l\u00fcks konutlara talep d\u00fc\u015f\u00fck kald\u0131. Bu da Park G\u00fcell&#8217;deki konutlar\u0131n sat\u0131lmas\u0131n\u0131 zorla\u015ft\u0131rd\u0131. Projenin ba\u015far\u0131s\u0131 i\u00e7in pazar ara\u015ft\u0131rmas\u0131 yap\u0131larak, al\u0131c\u0131lar\u0131n ihtiya\u00e7 ve tercihleri daha iyi anla\u015f\u0131labilirdi. Proje, \u00fcst s\u0131n\u0131f i\u00e7in l\u00fcks konutlar olarak planlanm\u0131\u015ft\u0131. Ekonomik s\u0131k\u0131nt\u0131lar, yat\u0131r\u0131mc\u0131lar\u0131n ve potansiyel al\u0131c\u0131lar\u0131n ilgisini azaltt\u0131. Projenin tarihi ile ili\u015fkili olarak, Birinci D\u00fcnya Sava\u015f\u0131 \u00f6ncesinde ve s\u0131ras\u0131nda Avrupa genelinde ekonomik belirsizlikler ve finansal zorluklar ya\u015fan\u0131yordu. Bu durum, insanlar\u0131n b\u00fcy\u00fck yat\u0131r\u0131mlar yapma konusundaki isteksizli\u011fini art\u0131rd\u0131. \u00d6zellikle l\u00fcks konut projelerine olan talep azald\u0131. Ekonomik kriz ve Birinci D\u00fcnya Sava\u015f\u0131 gibi fakt\u00f6rler, projenin finansal s\u00fcrd\u00fcr\u00fclebilirli\u011fini olumsuz etkiledi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Mimari ve Tasar\u0131m:<\/strong> Antoni Gaudi&#8217;nin tasar\u0131mlar\u0131 \u00e7ok \u00f6zg\u00fcn ve s\u0131ra d\u0131\u015f\u0131yd\u0131. Bu yenilik\u00e7i ve al\u0131\u015f\u0131lmad\u0131k mimari tarz, herkesin be\u011fenisini kazanamad\u0131, geni\u015f bir kitleye hitap etmedi. O d\u00f6nemde potansiyel al\u0131c\u0131lar, Gaudi&#8217;nin vizyonunu fazla yenilik\u00e7i veya anla\u015f\u0131lmaz buldu. Projenin hedef kitlesi i\u00e7in daha geleneksel tasar\u0131mlar tercih edilebilirdi. Gaudi&#8217;nin tasar\u0131mlar\u0131 estetik a\u00e7\u0131dan \u00e7arp\u0131c\u0131 olsa da, i\u015flevsellik ve g\u00fcnl\u00fck ya\u015fam\u0131n ihtiya\u00e7lar\u0131 a\u00e7\u0131s\u0131ndan yeterince \u00e7ekici bulunmad\u0131.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Y\u00f6netim ve Finansman:<\/strong> Proje, Eusebi G\u00fcell taraf\u0131ndan finanse edilmekteydi. Ancak, yeterli say\u0131da parsel sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirilemedi\u011fi i\u00e7in finansal s\u00fcrd\u00fcr\u00fclebilirlik sa\u011flanamad\u0131 ve proje tam olarak hayata ge\u00e7irilemedi. Eusebi G\u00fcell&#8217;in finansal deste\u011fi tek ba\u015f\u0131na yeterli olmad\u0131. Daha geni\u015f bir yat\u0131r\u0131mc\u0131 a\u011f\u0131 veya alternatif finansman kaynaklar\u0131 ara\u015ft\u0131r\u0131labilirdi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Pazarlama Kampanyalar\u0131<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Projenin pazarlanmas\u0131 ve tan\u0131t\u0131m\u0131 konusunda daha etkili stratejiler geli\u015ftirilebilirdi. Potansiyel al\u0131c\u0131lara ula\u015fmak i\u00e7in daha geni\u015f \u00e7apl\u0131 ve hedefli pazarlama \u00e7al\u0131\u015fmalar\u0131 yap\u0131labilirdi. Bu durum, projelerin tamamlanmas\u0131n\u0131 zorla\u015ft\u0131rd\u0131 ve maliyetlerin y\u00fckselmesine neden oldu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sonu\u00e7 olarak, Park G\u00fcell&#8217;deki konutlar\u0131n sat\u0131lamamas\u0131n\u0131n ard\u0131nda bir dizi ekonomik, sosyal ve co\u011frafi fakt\u00f6r bulunuyor. Bu nedenler, projenin ba\u015flang\u0131\u00e7taki hedeflerine ula\u015fmas\u0131n\u0131 engelledi ve sonu\u00e7ta Park G\u00fcell, planlanan konut alan\u0131 olarak de\u011fil, bir park olarak kullan\u0131lmaya ba\u015fland\u0131. Bu durum, \u015fehirde daha geni\u015f ve etkili bir ula\u015f\u0131m a\u011f\u0131 kurulmas\u0131na yol a\u00e7abilirdi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ba\u015far\u0131l\u0131 bir proje, b\u00f6lgenin ekonomik kalk\u0131nmas\u0131na katk\u0131da bulunabilirdi. \u0130n\u015faat sekt\u00f6r\u00fcnden, hizmet sekt\u00f6r\u00fcne kadar \u00e7e\u015fitli alanlarda istihdam ve yat\u0131r\u0131m art\u0131\u015f\u0131 sa\u011flanabilirdi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gaudi&#8217;nin tasar\u0131mlar\u0131n\u0131n ticari bir ba\u015far\u0131 elde etmesi, onun ve di\u011fer modernist mimarlar\u0131n eserlerine olan ilgiyi art\u0131rabilir ve daha fazla modernist yap\u0131lar\u0131n in\u015fa edilmesini te\u015fvik edebilirdi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">L\u00fcks konutlar\u0131n ba\u015far\u0131yla sat\u0131lmas\u0131, b\u00f6lgeye \u00fcst s\u0131n\u0131f bir n\u00fcfusun yerle\u015fmesine neden olabilirdi. Bu durum, sosyal ve k\u00fclt\u00fcrel dinamikleri etkileyerek, b\u00f6lgenin prestijli ve y\u00fcksek ya\u015fam standard\u0131na sahip bir yerle\u015fim alan\u0131 olarak geli\u015fmesini sa\u011flayabilirdi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gaudi&#8217;nin \u00f6zg\u00fcn tasar\u0131mlar\u0131yla dolu bir konut b\u00f6lgesi, zamanla turistik bir cazibe merkezi haline gelebilirdi. Turistlerin ilgisini \u00e7eken bir b\u00f6lge olarak, yerel ekonomi \u00fczerinde olumlu etkiler yaratabilirdi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ba\u015far\u0131l\u0131 bir l\u00fcks konut projesi, \u00e7evredeki gayrimenkul de\u011ferlerini art\u0131rabilirdi.
