Y\u00fckselen enflasyon ve d\u00f6viz kurlar\u0131n\u0131n yan\u0131 s\u0131ra bozulan arz talep dengesi fiyatlar\u0131n katlanarak artmas\u0131na sebep oldu.<\/b><\/p> <p class=\"MsoNormal\">T\u00fcrkiye genelinde sat\u0131\u015flar\u0131n yakla\u015f\u0131k %90 l\u0131k bir b\u00f6l\u00fcm\u00fcn\u00fcn ger\u00e7ekle\u015fti\u011fi 30 b\u00fcy\u00fck\u015fehir ile ilgili Inbusiness dergisinin yapt\u0131\u011f\u0131 ara\u015ft\u0131rmada dikkatimi \u00e7ekenler \u015f\u00f6yle:<\/p><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>30 b\u00fcy\u00fck\u015fehirde g\u00f6zlenen ortalama getiri art\u0131\u015f oran\u0131 %171, en b\u00fcy\u00fck getiri art\u0131\u015f\u0131 %250 ile <strong>Antalya<\/strong>\u2019da.<\/li><li>En \u00e7ok fiyat art\u0131\u015f\u0131 ya\u015fanan b\u00fcy\u00fck\u015fehirler \u00e7oktan aza do\u011fru <strong>Antalya, \u0130stanbul, Mu\u011fla, Mersin, Tekirda\u011f, Diyarbak\u0131r, Kahramanmara\u015f, Adana, Ayd\u0131n, Ankara ve Kocaeli.<\/strong><\/li><li><strong>Ankara, Bursa, Kocaeli ve Manisa<\/strong>\u2019da konut kredisiyle ev alma ihtimali m\u00fcmk\u00fcn, di\u011fer b\u00fcy\u00fck\u015fehirler i\u00e7in maalesef bu durum ge\u00e7erli de\u011fil.<\/li><li>Haziran 2021- Haziran 2022 aras\u0131nda T\u00fcrkiye\u2019de sat\u0131lan toplam konut say\u0131s\u0131 \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re %11.3 art\u0131\u015f g\u00f6steriyor. Fiyat art\u0131\u015flar\u0131 da yine en \u00e7ok bu mahallelerde ya\u015fand\u0131. 117 mahallede %100 l\u00fck art\u0131\u015f s\u00f6z konusu.<\/li><li>Bursa\u2019da bu y\u0131l ortalama fiyat art\u0131\u015f\u0131 % 147. Kira art\u0131\u015f oran\u0131 da yine ayn\u0131 \u015fekilde. Kredi \u00f6deme g\u00fcc\u00fc y\u00fcksek olan \u015fehirler i\u00e7inde olan Bursa\u2019da geri d\u00f6n\u00fc\u015f s\u00fcreleri de uzamaya ba\u015flad\u0131. %200 l\u00fck art\u0131\u015f ya\u015fanan t\u00fcm mahalleler <strong>Nil\u00fcfer<\/strong> il\u00e7esinde. Sat\u0131\u015f fiyatlar\u0131n\u0131n da en y\u00fcksek oldu\u011fu b\u00f6lge olan Nil\u00fcfer\u2019de metrekare sat\u0131\u015f fiyatlar\u0131 10.000 tl civar\u0131na yakla\u015fm\u0131\u015f durumda. Kiralar\u0131n en \u00e7ok artt\u0131\u011f\u0131 yerler ise <strong>Demirta\u015f Cumhuriyet Mah<\/strong>-Osmangazi, <strong>Yunuseli Mah<\/strong>-Osmangazi ve <strong>G\u00fczelyal\u0131 Siteler Mah<\/strong>-Mudanya. En d\u00fc\u015f\u00fck art\u0131\u015f ise <strong>Gemlik K\u00fc\u00e7\u00fckkumla<\/strong>\u2019da.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Rusya \u2013 Ukrayna Sava\u015f\u0131 sonras\u0131 gelenlerin etkisi ile fiyatlarda en \u00e7ok de\u011fi\u015fkenlik Antalya\u2019da. Sat\u0131l\u0131k fiyatlar kadar kiral\u0131klar\u0131n da art\u0131\u015f talebine girmesi geri d\u00f6n\u00fc\u015f s\u00fcresi konusunda avantaj. Antalya, geri d\u00f6n\u00fc\u015f s\u00fcrelerinde 16 y\u0131ldan \u00f6nce kendini amorti eden tek b\u00fcy\u00fck\u015fehir.
